2016 Board of Review


The Valley Township Board of Review will be held at the Valley Township Hall, 2054 N. M-40, Allegan, MI 49010, on the following dates:

Tuesday, March 8, 9 a.m. – Organizational Meeting only
Monday, March 14, 9 a.m. to Noon and 1 p.m. to 4 p.m. – Appeal Hearing
Tuesday, March 15, 1 p.m. to 4 p.m. and 6 p.m. to 9 p.m. – Appeal Hearing

The Board of Review will meet as many more days as deemed necessary to hear questions, protests, and to equalize the 2016 assessments. Letters or faxes are accepted as appeal (fax # 269-686-8302), provided protest letter is received prior to noon, March 15. Send letter to the Valley Township Assessor, Joshua Simmons, 2054 N. M-40, Allegan, MI 49010.

The tentative ratios and the estimated multipliers for each class of real property and personal property for 2016 are as follows:

Agricultural 50.69% 0.9864
Commercial 50.96% 0.9812
Industrial 48.07% 1.0401
Residential 49.13% 1.0177
Personal Property 50.00% 1.0000

State Equalized Value (SEV) represents 50% of the True Cash Value of the property. Taxable Value (TV) is the lower of the SEV or the 2015 TV multiplied by the Consumers Price Index (1.003). Transfers of ownership in 2015 will cause the cap in taxable value to be removed, making the taxable value equal to the SEV for 2016.
