The Board of Review meets in March each year to hear taxpayer appeals. A taxpayer may appeal his or her assessed value and/or taxable value. No person can appeal his or her assessment to the tax tribunal unless he or she has first appeared before the board of review.
At the July and December meetings of the board of review, the board may address qualified errors involving property dimensions, size corrections, taxable status.

The Valley Township Board of Review
will be held at the Valley Township
Hall, 2054 N. M-40, Allegan, MI 49010,
on the following dates:
Tuesday, March 6, 11 a.m. – Organizational
Meeting only
Tuesday, March 13, 9 a.m. to noon
and 1 p.m. to 4 p.m. – Appeal Hearing
Thursday, March 15, 1 p.m. to 4 p.m.
and 6 p.m. to 9 p.m. – Appeal Hearing
The Board of Review will meet as many more days as deemed necessary to hear questions, protests, and to equalize the 2018 assessments. Letters or faxes are accepted as appeal (fax # 269-686-8302), provided protest letter is received prior to 4 p.m., March 15. Send letter to the Valley Township Assessor, Josh Simmons, 2054 N. M-40, Allegan, MI 49010.
The tentative ratios and the estimated multipliers for each class of real property and personal property for 2018 as provided by the Allegan County Equalization Department are as follows:
Agricultural 49.71% 1.0058
Commercial 46.20% 1.0823
Industrial 51.65% 0.9681
Residential 50.13% 0.9974
Personal Property 50.00% 1.0000
State Equalized Value (SEV) represents
50% of the True Cash Value of the
property. Taxable Value (TV) is the
lower of the SEV or the 2017 TV multiplied
by the Consumers Price Index (1.021).
Transfers of ownership in 2017 will
cause the cap in taxable value to
be removed, making the taxable value
equal to the SEV for 2018.
